Building Project Management
At SpaceShapers we have a highly experienced, in house building project management team. This allows us to efficiently take the design through construction, commissioning and handover. During which, the team ensures the project is plan is appropriate. They will check the design is fully coordinated and complete at each stage of the project, ready for review and sign off. In addition to primary planning and building control project approvals. As well as frequently required secondary approvals such as utilities, party wall, leasehold and landlord approvals.
Drawing on our UK and international professionals, we are able to manage the build from budget, programme and quality, through design and construction. SpaceShapers ensure this through consistent value engineering and project management processes.
As Employer’s Representatives, we provide a full Project Management team. Which gives us the capable of guide a client through the design and build process. Whereby we plan and manage the project from inception to completion. In addition, we advise our client of their duties, particularly in regard to CDM Regulations.

Furthermore, we can give advice on appointment requirements. The Project Management team have a seamless approach to quality, with decades of collaboration on multiple assignments. This, coupled with our tried and tested programme and cost control process, means that we retain a high standard, while project delivery is on time and in budget.
Our Project Management services include: design management with technical review teams for all disciplines available; health & Safety / CDM consultancy and inspections; commercial management including cost planning and contractual evaluation; contract management for all procurement routes and standard UK / foreign contract forms; programme management; risk mitigation; programme management; construction management and inspections; administrative processes set up.
SpaceShapers are well versed in many forms of building contracts from Traditional, Design and Build, to Construction Management procurement. Additionally, we navigate the details with all the variations within these forms to include Contractor’s Design Portions, Novation and others. Our in-house contract management expertise allows us to work with numerous standard UK and foreign contract forms. With a variety of sector projects, including UK standard JCT Contracts, UK government contract forms such as PPC. Also including international forms, such as FIDIC and NEC contracts. We will be able to advise our clients on the most appropriate procurement method for the project and subsequently which contract form should be undertaken and how the process works.
Furthermore, we can help formulate the ITT incorporating Employer’s Requirements and of course the Health and Safety File with particular attention to CDM requirements. Our project management team will run the tender process and can advise on tender lists, where we have worked with numerous contractors in various sectors. Following tender evaluation, contractor negotiation and project award our project management team will collate all the contract documents, to make sure the contract is set up prior to start on site. Following this, our experienced team is able to provide full site Contract Administration services. From management of the contract, to progress meetings and site inspections. This will ensure the client’s building is to budget, programme and built to the standard envisaged.
Our standard building project management services include monitoring of the overall construction, assessment of design, completion for invoices and variations, CDM compliance, progress reporting, site meetings and inspections, commercial management with monthly valuations and costing of variations to instructions, contractor’s design portion design reviews and risk mitigation processes.
Tailored construction management
Additional project specific requirements which we have undertaken on previous projects have included; monitoring of sub-contractor design, provisional sum elements; designer novation to the contractor, alternative designs, alternative value engineering options monitoring of mock-ups and prototypes testing, mill and factory testing, samples submissions reviews and approvals, inspection of any manufacturing and fabrication plants, substitutions, design non-conformances & warranties.
